Architects and renovations
Just a couple of questions, hope someone can answer.
Can only a Architect do the plans for renovation works to a cave?
What is the process for getting a licence for work done?

Re: Architects and renovations
In principle I believe that is the case. But it can depend on many factors, such as the extent of the work, whether you are planning further excavations and such like.eve13271 wrote:Just a couple of questions, hope someone can answer.

In the end, you should probably talk to the architecto at your local town hall. Since they will have to approve the plans they will tell you what you have to submit. If it was me, I'd approach them with some artists impressions of what you want to achieve and some notes in spanish describing the end result, and dimensions - even if they are just indicative.
Since the cost of the licence is a percentage of the value of the work done, someone will have to work out the costs (incl. labour), too.

Thanks Pete,
I am a graphic designer and was hoping to do the plans myself, but think I will just do the artists impression first as you suggested.
Cheers

Re: Architects and renovations
I would check first with your local town hall. The regulations have tightened up in recent years, but when we applied for our licensia de obras it was only necessary to state that we were reforming the cave, installing water, septic tank and electricity. The main concern was that the kitchen we wanted to build was within the existing footprint (there had been a partly roofed corral before), but apart from the dimensions no one was interested in how we were building it! We put down a very approximate cost for the works, again this wasn't questioned. More recently we built a caseta where two caves had collapsed ( not the cave we live in but on our land) and just gave a hand-drawn sketch in and the briefest of descriptions. Neighbours had to provide architects' plan but they were applying for a grant. Our works seemed major to us, but to the town hall they were classified as minor works as no new build was involved.

I did much the same as Miron at my cave in La Alqueria (near Galera) and had to have an Architects Project. My cave had never been used to live in though.
I think all Town Halls will be different, so as Miron says - check first with your local Town Hall.
Good luck!

Re: Architects and renovations
we put in a project , without architect to renovate the cave , just estimaded cost .
for the front building, ,as it is art of the cave, we were allow to build with a town hall permission , but not more then 65 m²
for a little house on the top , not attached at the cave ( our water tank ) we had to have permission of the town hall , plans with architect .
This is all in Orce
