Planning Permission? Empty Planning Permission?

Post by Lurchio Wed Apr 26, 2017 7:58 pm

Hi All,

I want to put a small (4 x 3 meter maximum) workshop / storage shed on my 'front yard'. It is part of the fully enclosed and gated area at the front of my house, so all my property etc. I am led to believe that I need some form of permission from Cullar Ayuntamiento, even if I buy a prefabricated one from an on line supplier. (Decided against wood, for obvious reasons). It will have to go on a hard standing / concrete base and therefore will not be a 'temporary structure' from what I can see.

My dilemma is that IF I have to have permission and get a visit, I could bring a shi* storm down on my (currently very friendly) Spanish neighbours who have banged up a lot of outbuildings, if you get my drift.

Anyone done this, or did you dodge it somehow? Comical / Glib replies welcome, fill yer boots BUT whats the 'official' info and opinion please?

Thanks all.

Planning Permission? Empty Re: Planning Permission?

Not sure about Cullar, but in the Galera area I built a 4m x 5m Garden Room in my corral, in 2015.  I went to the Town Hall and told them what I was doing.  The Architect said that if it was a removable structure 'desmontable' then they didn't need to send anyone out.

There is a block wall that runs around the edge, which is under 1m high, so if the wooden poles, fly screens and mesh roof were taken off the top, it would become a patio with a low wall around it.

[You must be registered and logged in to see this image.]

I also built a carport from poles with a bamboo roof and sides, around the same size.  Same rule applied.  If it 'could' be taken down fairly easily, then it is 'desmontable' and doesn't need a licence.

Best to just pop into your Town Hall, with a rough plan of what you want to do and just say you are 'thinking' about it and want to know the procedure' if' you decided to go ahead.

Glad to be of help!   Smile

Have added a photo of the inside of my Garden Room to my post above, so you can see the sort of structure I built.

Hope it all goes well and you get your workshop.
