I do believe that Spanish Inland Properties have a hand out that covers buying a cave, before, middle and after, that they give out to would be buyers.

If a seller is serious about selling they may be willing to accept 50% of the advertised price. Especially as you will have ready cash. Don't be afraid of being outrageously cheeky.
  • take nothing for granted. Check that places you visit have (working) electricity, water, sanitation. Turn on the taps, try the lights. If they don't work accept no excuses.
  • absolutely check any claims the place has a working phone. Call the number, make sure it rings. Getting a new land-line phone put in is almost impossible - it's easier and quicker to sell-up and move to another house that has a phone than to get one installed. Same with broadband.
  • look out for newly decorated insides. The amount of rain last winter was a real problem for a lot of cave houses. Any fresh paint could be a sign of damp. On the upside, if the cave is still standing after that battering, it's probably OK cheers

Also, don't let anyone apply pressure or rush you into a decision. On average in Spain it takes about 3 years to find a buyer for a house. So if an agent hits that there's been a lot of demand, treat that with a fair amount of skepticism. Also remember that if youfind you're unhappy with the one you buy, it can take just as long to off-load it. Spain is not England - the rules you are familiar with do not apply.

Do not, under ANY circumstances, consider buying a property of ANY kind without using the services of a solicitor. I'm not suggesting you will, but many people seem to leave their good sense behind on the journey over and believe it, when they are told, "you won't need a solicitor; we'll look after everything for you". Buyer beware! It may turrn out to be the best 500euros, or whatever, you have ever spent. As per Pete_1's excellent list, Victorio is highly recommended - what he doesn't know about buying a cave house, isn't worth knowing.

We bought our cave through Matilda at ruralpropertydirect.com - mentioned below and would definitely recommend her. She will handhold you through the process and they also have great after sale service.

For sure Pete-l's point re: telecommunications is a good one. We had no idea when we moved to Spain that there would be any difficulty having a phone line, let alone the internet in 2010. How wrong we were, (smile).
