It's a good time to come over - the weather is starting to cool down but it's still quite light in the evenings.
When I was looking I came over for a week in Sept and saw over 100 properties. About half of them were caves (and most of the rest were ruins that the agents were trying to get shot of - despite me TELLING them I wanted "ready to move in" quality.

Welcome to the Forum!
Ask lots of questions - some caves can have issues, so keep your eyes open, your nose tuned in for smells of damp and put your heart away for the week!

been doing lots of research, but u just cant tell until you actually see the property, am looking for a junker, a total refurb, so am guessing i will need lots of advice.
Glad to hear its cooling down there, my friends in Mazarron are having a heatwave!

But please, please, please, make sure any places like that have the paperwork and are legal and that the boundaries are known and has a usable road. So many "holes in the ground" won't be classed as habitations as they would have been used for animals or simply dug out with no permissions, approvals or registration.
On a similar note, check that the electricity and water actually work: that they're not just taps or switches. If people tell you that electricity is "available" or water "can be provided" that means it's not there. It can take a lot of time and effort - and money to get a connection. Given that there are so many empty properties to choose from if the facilities aren't in place go to the next one. Likewise, check you get a mobile signal and ask about where the nearest internet connection is. Few places away from villages have wired phone lines and it's easy to overlook things that we just naturally assume would be in *any* house.

It wouldn't be the first time that a pipe out of the wall with a valve on the end turns out to be just 50cm long and connected to nothing whatsoever.
My friend was quoted 20,000€ for an electricity pole and a step-down transformer to connect his cave to the national supply.

We reformed a cave and got a similar quote for electric but the water supply was connected and a water meter fitted without much hassle. For electric, we invested in solar. For us, no electric supply wasn't a show stopper and, personally, I'd consider a property with no electric but factor in the cost of a PV system when negotiating the price.

I enjoy mains water, but know people who are okay living with water deliveries because mains water is not possible - life without mains electricity and water services is an option!
