Properties Wanted
There is a new company Spanish/English now marketing properties quite aggressively in the area. They are looking for all types that are realistic in price. If you are interested in getting your property listed please pm your name and Telephone number.

In the past few years, the UK house buying/selling game has changed out of all recognition.
The only game in town is [You must be registered and logged in to see this link.] and nobody just walks into an estate agents "shop" any more and asks what they have. They go in with a list of properties they've found on Rightmove and tell the agents to arrange viewings (I sold in 2012, this is how it was explained to me and was confirmed by my personal experience too).
So if this agency is wanting to sell to people in the UK, they'd better have their listings on Rightmove, or nobody will find them. Since private sellers can list their own house (and they have a lot of foreign properties listed) for £245, the competition is very stiff.

I was a Director of the company that first launched Right Move and it is a great Marketing tool as is Kyero.com, and Think Spain.com. It's all a matter of choice. Most of the agents are charging about the same in fees. However there are one or two who don't even tell you what they receive. You can work that one out.
If the buyer and seller do not know what fee the agent receives, watch out, there is jiggery pokey going on.
One of the main reasons that properties haven't moved here in the past 5/6 years is peoples Un realistic expectations. Property prices have almost halved in some cases during this time. We have seen the Euro against the pound at one time almost reach parity. Buying here for €150K eight years ago you can't expect you get that back. If you can get between €100-120, you would be doing well.
I have heard many people say "I'm not giving it away" I paid more than that for it.
It is mainly european Ex Pats that buy here. Not Spanish locals. Occasionally someone from one of the cities.
I know people here who have been trying to sell their properties for the last 6/7 years, without success. Why, because they ask too much for them. I have spent a lot of money in the past advertising properties on sites similar to the ones mentioned above. Eventually, I have had to advise the client and if they wont reduce the price I have had to withdraw it. If you have had your property on the market with a number of agents for a year or so with little or no interest. It is too expensive. I see properties advertised at €200-300. I have not heard of one being sold at over €175k in the past seven years.
There might have been, but in this area few and far between.
The sad thing is people lock up go back to the Uk and with six months the start to deteriorate.
Good luck to anyone who is wanting to sell. Everything sells at the right price .................eventually!

Hi Ken, why not tell the full story of why some caves are such a low price (What you and other people call cheap) a well-known Estate agent in Baza who started to sell us our cave told us it was all in order i.e. Papers, Water, Electric the second bathroom and all would be in perfect working order including the swimming pool. We made the mistake of accepting his word but as business people we wanted to speak to the owner/constructor so we offered 30.000€ less, we wanted to speak eye ball to eye ball to the owner to get the price down, we now know he judges us by his standers thinking we wanted to cut him out. Not the way we do business time was running on.

Almost halved! Heh, heh. Some have sold for much, less than half their original asking price. Not to mention the stagnation in the UK market, which prevents people from selling up and getting out.
The other big reason why there has been so little property changing hands is because people know that houses are still dropping in price. The biggest problem that deflation brings is that nobody buys anything (apart from consumables), because they know that stuff will be cheaper next month or next year.
However, there does seem to be some "buzz" around - even if it's still early in the cycle. Maybe things are starting to pick up.

We were cash buyers the agent said he would tell the owner which he did not do, time ran on and we spoke to a neighbours of our cave to be they told us they had used and had bought their cave house using an old school friend of the owner so we used her,
A couple of years after we had bought the place we found out why the agent had not been interested they had 3 other people trying to buy the cave one who had given over 8000€ the constructor had been dragging his feet on the build she threatened him it worked she got her money back as for the other 2 possible buyers one had his house up for sale in England and the other possible buyer was trying sell their house in Freila.

After buying the property we received a letter from the agents solicitor’s saying the agent wanted paying for trips he did taking us to view properties.
We found the property was not registered so we got that done
The swimming pool needed painting we got one of the pool companies from Baza to do the job our neighbours was not happy when the drain system of the pool was used, our neighbour shouted out saying the top of his well had been blown of the we found the piping had been incorrectly corrected to the septic tank and blowing the sewage into our water well and when our well was nearly full it flowed into our neighbours water well blowing the top off. He was not happy nor were we.
With help of our Spanish Pool man and Spanish neighbour saying he was informing the Guarda Civil the constructor was at our home with a builder to reroute the piping in half an hour. For free (No cost to us)
