If selling in the uk you now have to have a home report for selling your property and it is NOT cheap!!! This sounds similar but nowhere near as comprehensive!! (home report has surveys etc!!). I would say that the above should be easier and cheaper to supply? But I could be completely wrong!

Still very much required in Scotland ... recently sold a property and my son is currently selling his property and was required to provide a home report by scottish law ... including a full survey. Good for buyers........

My husband knows a lot more about this than I do but decree 218 has been around since 2005, hence it's name decree 218/2005.
It's an excellent piece of legislation which sadly, too few estate agents abide by. Look on agents websites and you will finds lots about what a buyer should do but rarely do they tell you about 218 and what they should be legally doing. Here's one that does: [You must be registered and logged in to see this link.] just to show that some do.
The problem is that it involves work providing information they would rather not provide, and following a defined work method.
For example, when a buyer views an house, they should be given a sheet called a ficha informativa or (DIA) containing the following.
The address of the house,
Description,
Breakdown of price,
Encumbrances and Easements proven by land registry doc.
Year of construction,
Community fees,
Utility connections,
List of documents available,
Certificate proving property tax is up to date.
Agents clearly provide some of this info but rarely all and rarely in the required format. I would recommend that buyers add the following footer to all their emails when enquiring about properties.

Please note: As is my legal right in Andalucía, before or on viewing a property with a person acting in a business capacity, I will require a fully completed copy of the properties Documento Informativo Abreviado or Ficha Informativo in accordance with the relevant section of decree 218/2005. i.e for rental houses this is section 11 and for houses in their second or subsequent phases of transfer this is section 10. Please ensure this is provided along with any other relevant documents.
